Privacy notice
Last updated: 5 November 2026
This notice explains, under Article 13 of Regulation (EU) 2016/679 (“GDPR”) and Italian Legislative Decree 196/2003 (“Privacy Code”), how we process the personal data of visitors to this website and of people who contact us through its forms. The use of cookies is described in our cookie policy. The Italian version of this notice prevails in case of doubt.

We have not appointed a Data Protection Officer (DPO), as this is not mandatory for our activity. For any privacy question please write to the email address above.
2. What data we process
Browsing data
Like any website, the systems running this site record some technical data: IP address, date and time of the request, page requested, browser and operating system. We use them to serve pages, keep the site secure (for example against attacks or automated spam) and detect faults. We do not use them to identify you.
Data you give us
- Contact and valuation forms: name, email, phone, subject, message and, if any, the property reference.
- Viewing or information requests about a property: name, email, phone, property of interest, preferred day and time slot, message.
- Job applications (“Careers”): first and last name, email, phone, message and attached CV.
- Consent to property proposals: the optional box in the contact and viewing request forms.
- Emails and phone calls you send us directly.
Please do not include unnecessary data in messages and CVs, especially the “special categories” of Article 9 GDPR (health, religious or political beliefs, etc.). If a CV contains them, we only process them where essential for the selection and within the limits of the law.
Messages sent through the forms reach us by email and are not stored in the website database. The requirements of people looking for a property are recorded in an internal agency file, on an office computer, so that we can match them with new properties; this file is never uploaded online. To block spam we use a hidden field and a limit on submissions, with no third-party captcha.
Cookies and external content
The site uses technical cookies and, only with your consent, Google Analytics statistics cookies and third-party content (Google Maps, YouTube, Vimeo). We log your cookie choice with a random identifier, without your IP address. Details are in the cookie policy.
3. Purposes and legal bases
| Purpose | Legal basis |
|---|---|
| Answering your requests, arranging viewings and valuations, sending you material on the properties you asked about | Pre-contractual steps taken at your request (Art. 6(1)(b) GDPR) |
| Emailing you proposals of properties matching your requirements, if you ticked the optional box | Consent (Art. 6(1)(a) GDPR and Art. 130 Privacy Code), which you can withdraw at any time by replying to one of our emails or writing to the address above |
| Assessing your job application | Pre-contractual steps at your request (Art. 6(1)(b)) and, for CV data, Art. 111-bis of the Privacy Code |
| Running the site, keeping it secure and preventing abuse | Our legitimate interest (Art. 6(1)(f)) |
| Aggregate statistics on site use (Google Analytics 4) | Consent (Art. 6(1)(a) GDPR and Art. 122 Privacy Code), which you can withdraw at any time |
| Showing third-party maps and videos | Consent (Art. 6(1)(a) GDPR and Art. 122 Privacy Code), also given by clicking on the individual item |
| Recording your cookie choice | Legal obligation to demonstrate consent (Arts. 6(1)(c) and 7(1) GDPR) |
| Complying with legal obligations and defending our rights in case of disputes | Legal obligation (Art. 6(1)(c)) and legitimate interest (Art. 6(1)(f)) |
You only receive property proposals if you asked for them, and only for properties matching what you told us: we send no generic newsletters, do no profiling and never sell your data. We do not take decisions based solely on automated processing.
If your request leads to a brokerage mandate, a purchase or rental offer, you will receive a specific notice for that relationship, which also covers anti-money-laundering (Italian Legislative Decree 231/2007) and tax obligations.
4. Providing your data
Fields marked as required in the forms are needed to reply to you: without them we cannot handle your request. Other data is optional, and so is consent to property proposals: if you do not give it, we still answer your request. Consent to non-technical cookies is free: if you refuse it, the site still works.
5. How we process data
Data is processed electronically by authorised and trained staff, with appropriate technical and organisational measures: encrypted connection (HTTPS), password-protected reserved area, security updates, data minimisation. The site uses fonts hosted on our own server and loads no third-party service before your consent.
6. Who receives the data
Data may be processed, only for the purposes above, by:
- the agency's employees, authorised and instructed to process data;
- the website hosting provider (Netsons S.r.l., con data center a Milano) and the email service provider (Netsons S.r.l.), appointed as processors under Article 28 GDPR;
- the professional who develops and maintains the website and manages Google Analytics, appointed as processor;
- Google Ireland Ltd, for Google Analytics 4, only if you have given consent;
- the providers of external content (Google for Maps and YouTube, Vimeo), when you activate it;
- OpenStreetMap Foundation, which serves the interactive map tiles and, like any web server, receives your device's IP address (no cookies);
- advisers (accountant, lawyers) and public authorities, where required by law.
The up-to-date list of processors is available on request. Data is never published.
7. Transfers outside the European Union
Some providers (Google LLC and Vimeo.com Inc., in the United States) may process data outside the European Economic Area. Transfers rely on the European Commission's adequacy decision on the EU-U.S. Data Privacy Framework, to which these providers are certified, and on the Commission's standard contractual clauses. OpenStreetMap Foundation is based in the United Kingdom, which is covered by an adequacy decision.
8. How long we keep data
| Data | Retention |
|---|---|
| Information, viewing and valuation requests that do not lead to a mandate | 24 months from the last contact |
| Consent and contact details for property proposals | Until withdrawn and in any case no more than 24 months from the last contact |
| Job applications and CVs | 12 months from receipt, unless you are hired or start working with us |
| Browsing data (server logs) | 30 days, unless needed to investigate computer crimes |
| Session data (IP address and browser, for form security) | 120 minutes of inactivity |
| Cookie choice log | 12 months |
| Data linked to a mandate or contract | For the duration of the relationship and then 10 years (civil, tax and anti-money-laundering obligations) |
When the period expires, data is deleted or anonymised, including from the internal file and the mailbox.
9. Your rights
At any time you can ask us to access, rectify or erase your data, restrict its processing, receive it in a structured format (portability) and object to processing based on legitimate interest (Articles 15–22 GDPR). You can withdraw consent to property proposals by replying to one of our emails or writing to us, and cookie consent from the “Cookie settings” link at the bottom of every page, without affecting processing already carried out.
To exercise your rights write to info@dimoreitaliane.eu: we reply within one month (extendable by two months for complex requests, in which case we will let you know).
Withdrawing consent
You can withdraw the consents you gave us at any time, without affecting processing already carried out:
- property proposals by email: reply to one of our emails or write to info@dimoreitaliane.eu stating “Withdraw email communications”;
- statistics cookies and external content: from the “Cookie settings” link at the bottom of every page, with immediate effect, or by writing to us.
The site uses no profiling or advertising cookies and we do not share your data with third parties for their marketing: there are no other consents to withdraw. We normally process requests within 48 hours.
10. Complaints
If you believe the processing breaches the law you can lodge a complaint with the Italian Data Protection Authority (Garante per la protezione dei dati personali, Piazza Venezia 11, 00187 Rome) or with the supervisory authority of the country where you live or work.
11. Minors
The site and its services are not intended for people under 18. If we find we have received a minor's data without the consent of the holder of parental responsibility, we delete it.
12. Changes
We may update this notice, for example for new services or legal changes. The date of the last update is shown at the top; for significant changes to cookies we will ask for your consent again.
